About the Inspection:
- Will the inspector fix the mold problem? No. The inspector is highly qualified to inspect buildings for moisture intrusion and mold, and although he is also certified for mold remediation, his overall goal is to inspect for mold.
- Why should I have a mold inspection done if the inspector cannot fix the problem? We have professional mold inspectors that are highly trained to look for moisture intrusion and mold. They will provide education and information on the challenges that you have. This will enable you to knowledgeably hire a qualified repair person, and to be an informed consumer.
- If I have no visible mold, do I still need an inspection? Yes. Although you do not see mold, many dwellings have moisture intrusion. An inspection will enable you to have your home evaluated BEFORE a bigger problem exists.
- How long does the inspection take? The inspection will take about 2 hours for a 2 bedroom apartment. Longer for larger places, and dwellings with multiple mold and moisture sections.
- When are inspections offered? Since Scientific Mold Inspection, LLC, utilizes Individuals with only the finest credentials, we are initially limiting inspections to Friday, Saturday, and Sunday. We can offer inspections on other days on a case by case basis. Hopefully, by late 2007, we will be able to offer inspections seven days a week. Please call or email regarding your special needs.
- How quickly does SMI, LLC, provide the final report? SMI, LLC, spends considerable time and resources ensuring that the report is thorough and informative. Please allow approximately two weeks for the report, although reports may be available sooner, we prefer to recommend a minimum of two weeks. Reports can be expedited for a nominal fee.
- Why should I choose Scientific Mold Inspection, LLC, over another mold inspection company? SMI, LLC, is a highly trained professional team with unmatched experience and resources. No other mold inspection company can claim to have an M.D., Ph.D., a chemist, a professional housing inspector (not just a home inspector), and rental property owners on their professional team.
- Do you speak other languages? Yes, we have staff fluent in Spanish and Italian.
- Does the Owner of the building have to be present for the inspection? As long as we have legitimate access to the building and surrounding, the Owner does not have to be present. However, we highly recommend that the Owner is made available so that they can see firsthand areas of the building that may be causing moisture intrusion. We also recommend that if there are questions about moisture intrusion and mold that tenants and owners communicate as soon as possible so that the problem can be remediated. Mold, although not always toxic, is not a subject to keep secret.
- Does Scientific Mold Inspection need to make holes in walls to find the source? Many times moisture intrusion and mold can be discovered without creating any holes in walls. The inspector does have professional tools such as a fiber optic borescope to look into the walls for potential problems, and a protimeter, a hygro-thermometer and an infrared thermometer to measure moisture present. These two tools can require small marks or holes in the walls. At this time, we recommend that the Owner is present to provide permission.
