Describe weather conditions at time of inspection.

Describe weather conditions in prior two days.

Inspection Questionnaire:

Ventilation
1.      Where are the windows located?
2.      Are the windows usually kept open or closed?
3.      Have there been any changes to the windows lately; i.e., new glass, frames, paint?
4.      Is there an A/C?
5.      Is it usually left on?
6.      Is there a heater?
7.      Is it usually left on?
8.      Does the building have a central electrostatic filtration system?
9.      Does the building have a musty smell? If so, which rooms?
10.  When were the HVAC filters last changed?

Outdoors
1.   Does the exterior wall seem intact or are there signs of wear such as peeling stucco or dry rot wood?
2.   Does the soil connect directly with the building?
Is a sprinkler system present?
Does the range of the sprinklers encroach within 4 inches of the building?
Is there adequate drainage or systems in place, such as a sump pump?
Have the windows been sealed from the outside within the past year?
When was the roof last repaired or replaced?
Has annual sealing been performed on the rooftop?
Is the building heavily shaded by trees or shrubs?
With a raised foundation, has the pipes under the building been examined in the past month?

Indoors
1.      Is there visible dust?
2.      What type of flooring is present (carpet, vinyl, hardwood, ceramic)?
3.      If so, how often are they vacuumed? Is the vacuum HEPA?
4.      How old are the carpets?
5.      When was the last time the carpets were cleaned?
6.      Are there live plants present in the building?
7.      Is there a fish aquarium?
8.      Are there pets on the premises?
9.      Does it appear that the pets are house trained?
10.     Has there ever been major water damage or flood within the affected room?
11.     Has there been any recent damage to the roof?
12.     Or, has the roof been replaced recently?
13.     Have the windows been replaced recently? When?
14.     Does the building have new exterior siding material or other exterior changes that are not original?
15.  Has there been a change in landscaping recently?

Inspection Recommendations:
1.      Photograph everything including but not limited to:

Outside: Exterior walls, ground cover surrounding building, windows (frame and sills), soil juncture with building, sprinkler system

Inside: Inside floors, walls, affected cabinets and furniture, windows, window coverings, ceilings, sinks (especially if leaking), bathrooms (multiple shots).

2. Try to use both a digital camera and a film camera. If utilizing digital, create a backup disc or hard copies right away.
